Kim Manuelides is a real estate litigator who serves as a strategic partner to industrial and commercial clients that operate internationally, nationally, regionally and locally. She has a deep understanding of the Maryland statutes that overlay all types of real estate disputes, including landlord/tenant disputes. Kim approaches each matter with her clients’ best interests and will work to negotiate solutions outside the courtroom. However, when litigation is necessary, she provides clients with effective and strategic representation.
She handles matters of all scales, including general business disputes; collaborates closely with in-house counsel on matters across business lines and in multiple jurisdictions; and represents property owners and managers in issues related to real estate development and management.
For clients and in-house counsel, Kim analyzes the risks attendant to litigation, manages the associated costs and identifies litigation avoidance strategies for the future. Industries in which she is experienced include commercial and industrial landlord/tenant, mechanic’s lien law, real estate, construction, agent/broker, government procurement, title claims litigation, financial services litigation and corporate/firm dissolution and dispute matters.
Before joining McNees, Kim was a member at Sagal, Filbert, Quasney & Betten, P.A., a Towson-based boutique real estate law firm. Prior to that, she was a partner in the litigation department at Saul Ewing LLP, serving there for two decades.
When she is not practicing law, Kim is likely to be found training and competing with her dogs in canine agility. She is a Karen Pryor Academy Certified Dog Trainer Professional and author of the novel “Getting Home,” published in 2015. Told from the point of view of her two then-young rescue dogs, it examines conquering past traumatic stress and the concept of home.

Defended and pursued job site management, sequencing and delay damages claims on behalf of contractors and subcontractors
Defended national architectural firm in lawsuits alleging design defects of commercial re-development projects and, in connection, defended residential builder
Brought, defended and resolved bond claims, mechanics liens and other payment and contract disputes on behalf of contractors and subcontractors
Brought, defended and resolved title issues on behalf of insureds
Defended brokerage companies in connection with claims relating to alleged agent misrepresentations deposit disputes and buyer/seller disputes
